About Us

More Than Property Management. It's About People.

Hutch Ward LLC has been blessed to be part of the Hutchinson community since 2016—but our story began when Matt Ward, then a real estate broker helping buyers and sellers of multifamily properties, came across Century Court Townhomes through his work.

There was something about Century Court that caught his attention. He brought the opportunity home to his wife, Kassi, and together they decided it was time to make the leap from helping others invest in real estate to becoming property owners themselves.

In 2016, Matt and Kassi purchased Century Court Townhomes, along with the undeveloped land across the street that was part of the property.

That was the beginning of Hutch Ward.

Over the years, they bought, renovated, filled and sold other rental properties, but Century Court was different. Matt and Kassi have always considered Century Court the keeper—the property they love, the heart of Hutch Ward, and the place that feels a little bit like home base.

And here we still are.

The land across the street was part of Century Court from the beginning, and it didn't take long for Matt and Kassi to begin imagining what might someday be built there. A few years of ideas, planning and preparation followed, and in 2019 they broke ground on what would become Century Court West—expanding the community with beautiful new townhomes while building on what began with Century Court.

A Family Business in Every Sense

Today, Hutch Ward remains very much a family-owned and family-operated company.

Matt and Kassi own Hutch Ward. Their daughter, Kelli, serves as General Manager. Kelli's sister-in-law, Sandy, is our on-site Property Manager, and Matt and Kassi's son-in-law, Ethan, is our Maintenance Technician.

Together, our team brings more than 30 years of combined experience caring for our rental properties. But what matters most to us isn't really the number of years. It's how we use them.

We're family working alongside family. We know one another, trust one another, hold one another accountable, laugh together, pray together, solve problems together, and share the same commitment to the people and properties God has entrusted to our care.

And while being a family business is meaningful to us personally, what really matters is what comes from it. We communicate closely. We're invested in one another and in the work we're doing together. We share the same values and hold one another to them. And when one of our residents needs something, they're not dealing with disconnected departments or people who barely know one another—they're reaching a close-knit team working together to care for them and their home.

180 Townhomes. More Than 400 Souls.

We believe housing is about far more than buildings, leases and rent payments.

Yes, these are people's homes. They're where people come home after a long day, raise families, retire, welcome grandchildren, walk their dogs, visit with neighbors, celebrate good news and sometimes walk through very difficult seasons of life.

But even that doesn't quite capture how we see what we do.

We often remind ourselves that we don't simply care for 180 townhomes. We care for more than 400 souls.

That's every person who calls one of these townhomes home—the people whose names are on the leases and every other member of the household whose life unfolds there alongside them.

Each one is a real person with needs, dreams, joys, cares and struggles of their own. Caring well for the home they live in matters deeply to us—but it's only one of the ways we care for the people who live there.

We want our residents and their families to love where they live. We want them to feel safe. We want them to know they are seen, valued and cared for, and to know that they're never simply a unit number or a name on a list to us.

Because we always try to see the people before we see the property, it affects every decision we make.

We Do Things Differently

If there's one thing we'd hope our residents say about Hutch Ward, it's that we're different.

We want every home we own to be somewhere we ourselves would be happy to live—and some of us actually do live right here at Century Court.

That means beautiful, clean and safe properties that are expertly maintained and continually renewed as needed. It means taking care of the little things before they become big things. And when something does go wrong, it means having a responsive management and maintenance team that takes the problem seriously and works to make it right.

But excellence to us goes far beyond the condition of a property.

It means answering the phone. Responding to the message. Listening when someone has a concern. Remembering that life doesn't always go according to plan. Looking for ways to help when we can. Making thoughtful decisions instead of simply taking the easiest route. And treating people with kindness, dignity and grace along the way.

It's the commitment we bring to this work every day: care for the property with excellence, and care for the people even more.

Our Faith Is the Foundation

Our faith is the foundation for the way we live our lives.

We believe we're here on this earth for a short time, and we believe we're here to serve, to love people well, and to shine Jesus's light and truth through the way we live, the words we speak, and the love we share with others.

Every step we take in this life is part of our ministry, and Hutch Ward is simply one part of that ministry.

So naturally, our faith is also the foundation for the way we do business. It shapes the policies we create, the financial decisions we make, the choices we make, the way we respond when situations are difficult, and above all, the way we treat people.

We believe God has blessed us with these properties and entrusted us with a responsibility: care well for these homes and, even more importantly, care well for the people who live in them.

Sometimes living that out happens in the ordinary moments of an ordinary day—showing kindness and grace, listening a little longer, or taking the extra time to understand the person and circumstances in front of us.

Other times, it means making a harder decision because it's the right one. It means recognizing that policies and financial decisions affect real people and real families. It means looking beyond what we're required to do and asking what we can do to help.

We won't always get everything perfect. But every day, we want the way we care for our residents, our homes, one another and the work God has given us to reflect what we believe: that people matter, that how we treat them matters, and that every ordinary day gives us opportunities to serve, to love people well, and to share Jesus's light and truth.

Being a Part of Hutchinson

Hutch Ward has called Hutchinson home since 2016, and we're grateful to be part of this community.

One of the ways we support Hutchinson is by doing business locally whenever we can. The vendors and service providers who help us care for our properties are local whenever possible, and we often recommend the local businesses we've come to know and trust.

Each year, we also host our own National Night Out celebration here at Century Court for our residents. It's an opportunity to spend an evening together, enjoy local food trucks and simply have some fun with the people who share our community.

Members of the Hutchinson Police and Fire Departments join us, too. That gives our residents—and especially our kids—a chance to meet some of the people who serve and protect our community, learn about what they do, see the people behind the uniforms, and build the kind of familiarity, respect and connection that helps make a community stronger.

We're also grateful for the many organizations throughout Hutchinson and the surrounding area whose work is devoted to helping people in our community. We've been blessed with opportunities to work alongside organizations such as United Community Action Partnership, the McLeod County HRA, Presbyterian Homes, Common Cup and others. We're grateful they do the work they do, and we're grateful when we have the opportunity to partner with them in helping someone find or maintain a good place to call home.

We want Century Court to be good for the neighborhoods around us and good for Hutchinson as a whole—by caring well for our properties, supporting local businesses, working alongside organizations that serve our community, helping our residents, being good neighbors, and looking for other ways we can contribute when opportunities arise.

When We Hear It From Our Residents

Nothing warms our hearts quite like coming across words like these in the Google reviews our residents have taken the time to leave:

“They truly care about their tenants.”

“Every member of their team that I've connected with is kind and helpful.”

“Hutch Ward genuinely cares and makes you feel so welcomed in the community.”

“Management here is wonderful & maintenance is the best!”

“This is our second time living at Century Court Townhomes. We love living here.”

When residents leave reviews telling others that they feel cared for and welcomed, that our team is kind and responsive, or simply that they love calling Century Court home, they're describing the things we hope people experience in the way we serve them.

We intend the way we live and work to make a real difference in the lives of the people God has placed in our path. When residents experience that care strongly enough to recognize it and share it with others, those words tell us that what is in our hearts is making its way into theirs.

And those are wonderful moments when we can look at each other and say, “Praise the Lord—we got another one right.”

We'd Love the Opportunity to Welcome You Home

If you're considering Century Court Townhomes or Century Court West, you'll find beautiful, clean, safe and well-cared-for homes here. But we hope you'll discover that what surrounds those homes is every bit as important.

You'll find a family team that cares about you as a person first. People who want to know your name, listen when you have a concern, answer when you need us, celebrate the good things with you, walk alongside you when life gets hard, and take excellent care of your home because caring for the place you live is one of the ways we care for you and the people you love.

This isn't simply the kind of rental community we want to own or the kind of management team we hope to be. It's what we work toward every single day.

If Century Court feels like it might be the right place for your next chapter, we'd love the opportunity to get to know you and help you explore whether one of our homes might be the right fit.

Maybe someday we'll have the privilege of welcoming you home.
